Development Victoria and the AFL have teamed up to revitalise two pivotal Docklands sites on Harbour Esplanade. Their goal? To bring new life to the area through a mix of housing, commercial, and entertainment spaces.

The partnership will specifically explore development opportunities at 140 and 160 Harbour Esplanade. Development Victoria strategically acquired the leasehold for 160 Harbour Esplanade in 2018.

Located next to AFL House and currently occupied by the Channel 7 broadcast centre, the site offers a unique chance to integrate developments with the neighbouring Marvel Stadium – creating a dynamic entertainment precinct.

The move is part of a larger vision, with the Victorian Government committing $225 million to Marvel Stadium’s upgrade, in a move to keep Melbourne’s reputation as a hub for top-tier events for the next 30 years.

Matt Chun, the AFL’s Executive General Manager Finance, Clubs and Infrastructure expressed the AFL’s exciting about the new partnership, saying ‘Any future redevelopment also has the potential to showcase the stunning views the western side of the venue provides over Victoria Harbour.

‘We are committed to delivering a memorable experience for fans and visitors to the precinct and excited by the opportunities this agreement with Development Victoria presents our site.’

An application to modify the Melbourne Planning Scheme to include new building outlines and design standards for the sites is under Planning Minister Sonia Kilkenny’s consideration.
